For Licensed Sarasota County Contractors

One company per trade for all of Sarasota County. Right now, spots are open.

Beta spots are first-come. When your trade is taken, it's taken.

How it works

Step 1

A permit gets pulled.

A homeowner anywhere in Sarasota County files a renovation permit. We watch the county records every day.

Step 2

We mail the same day.

The day the permit hits the system, that homeowner's Shortlist goes in the mail. Not next week. Not a monthly batch. Same day.

Step 3

Your name lives on the fridge.

The Shortlist is built to be kept — 8 trades, one company each, direct phone numbers. A homeowner mid-renovation doesn't need a roofer today. But when they do, they're not Googling. They're reading your name off the fridge and calling you.

Why permits

A renovation permit is the strongest buying signal a homeowner ever files. It says: money committed, project active, more work coming. Everyone else finds out when the job's already bid. You're on the fridge from day one.

Sarasota County residential permit volume

Live

Pulled from Sarasota County permit records — this is the real pipeline of homeowners your card can reach. One card per new residential permit, the week the permit files.

1,385

Residential permits

July 2026

776

Monthly average

trailing 12 months

1,103 already filed this month — and the county is still filing.

Postcards average a 5.7% response rate (ANA/DMA Response Rate Report, 2018) — and ours land the week the permit files, when the project's active and the need is real. Permit-day timing plausibly puts us at the high end of the range; we're still proving our own number in beta.

Apply that benchmark to July 2026 and that's roughly 79 homeowners looking for a contractor — and you're the only company in your trade on the card.

The beta deal

We're onboarding a handful of founding contractors as beta testers. One number, simple terms, and we'll be straight with you about what "beta" means.

Beta (now)

25¢

per card mailed

Regular

$1.00

per card mailed

One-time first commitment

$500Paid once

That's it — not a subscription, not a monthly bill. At the beta rate, your $500 puts your name on up to 2,000 homeowner cards, mailed one at a time as permits come in — roughly a month of Sarasota County permit volume. The same $500 at regular price would buy 500.

Your trade, the whole county.

One company per trade on the Shortlist for all of Sarasota County — not per ZIP, not per neighborhood. Every card we mail in this county carries your name and nobody else's in your trade.

Here's the honest version

This is a test, and we don't know yet if it works. Nobody's mailed permit-day shortlists in Sarasota County before — that's exactly why it's 25¢ instead of $1. You're not buying a track record. You're buying first position in something unproven, at a quarter of the price, with your whole county to yourself.

If it works, you got in first and cheapest. If it doesn't, you spent $500 to find out — and every one of those cards still went out with your name and number on it, to a homeowner who just filed a permit. You price bets like this every week. This one's on the table.

When beta ends and we know what this is actually worth, pricing changes to match. Founding contractors get first shot at whatever comes next.

What you're NOT signing up for

  • No lead auctions. We never sell the same homeowner to you and four competitors.
  • No contract, no subscription. It's a one-time $500 test run. When your cards have mailed, you decide whether to go again — nothing renews on its own.
  • No pay-per-lead games. You pay for cards mailed — flat, predictable, auditable.

Who qualifies

The Shortlist only works if homeowners can trust every name on it. So vetting isn't a marketing line — it applies to everyone, including paying beta contractors. To hold a spot you need:

An active Florida license for your trade — we verify it directly with DBPR.

Current insurance — confirmed before your name prints.

A real, answered phone number — the card puts homeowners one call away from you; someone has to pick up.

If a license lapses or insurance drops, the spot doesn't stay. That standard is exactly why your name being on this card means something to a homeowner.

Questions contractors actually ask

What if my trade's spot is already taken?+

Then it's taken — that's the deal, and it's the same deal protecting you once you're in. Call Joe anyway: he'll tell you straight whether your trade is open, and if it's not, you can get on the list for the next county we open or for the spot if it ever frees up.

How many cards go out, and how fast?+

It tracks Sarasota County permit volume — we mail one card per new renovation permit, the day it's filed. Your one-time $500 covers up to 2,000 cards at the beta rate, which works out to roughly a month of permits. Joe will walk you through current permit volume on the phone so you know what to expect before you commit.

How do I know it's working?+

Two ways. First, homeowners call you directly off the card — ask "where'd you get my number?" and the answer is the card on their fridge. Second, we track it: you'll know how many cards carried your name and where they went. Ask Joe about call tracking options when you talk.

Can I cancel?+

There's nothing to cancel. The $500 is a one-time commitment — it buys your test run of up to 2,000 cards, mailed as permits come in over roughly a month. No subscription, no auto-renewal, no contract clause to escape. When your run is done, you look at what your phone did that month and decide for yourself whether to go again.

What happens after beta?+

Honest answer: we don't know yet — that's what the beta is for. Once the test runs and we see what the card actually produces, pricing gets set to match what it's worth; for new contractors that means the regular $1/card rate or wherever the results point. What we can tell you: founding contractors get first shot at whatever comes next, in the trade and county they already hold. What we won't do is promise you a locked rate forever on something we haven't proven. Nobody serious would believe that promise anyway.

Do homeowners actually keep the card?+

It's designed for exactly that — a clean 8-trade reference with direct numbers, sized and built to live on the fridge, not look like an ad. A homeowner mid-renovation has 8 trades' worth of future problems; the card is the answer to all of them. That's a fundamentally different object than a coupon mailer.

I'm licensed and insured but my company's new. Do I qualify?+

If the license is active, the insurance is current, and you answer your phone — yes. We verify credentials, not company age. Beta is actually the best moment a newer company will ever get: county-wide exclusivity at a founding rate, against zero incumbents.

Why is beta pricing so cheap? What's the catch?+

No catch — it's cheap because it's unproven. We think a shortlist that lands the day a permit is filed beats every lead service you've tried, but we haven't run it at scale yet, and we're not going to pretend otherwise. 25¢ a card is the price of finding out with us. You bid on unproven jobs every week; this one costs $500 flat, and either way your name goes out on up to 2,000 cards to homeowners who just committed money to a project. Once we know what this is worth, it won't be priced like a bet anymore.

One call locks the county

8 trades. One company each. All of Sarasota County. If your trade is still open, it's open until somebody calls.

Tell him your trade. He'll tell you if the spot's still open and walk you through the beta terms in five minutes. No pitch deck, no follow-up sequence — a phone call between two people who build things.
